Bathroom Remodeling in Brentwood, Los Angeles

Build And Decor Construction remodels bathrooms in Brentwood, Los Angeles. I am Sebastian Moreno Rivera, the owner. We hold California license CSLB #1113888, Class B and C-33, we carry a 5.0 star average across 88 client reviews (as of August 2026), and we permit every bath rebuild through the Los Angeles Department of Building and Safety before demolition starts.

Most of our work here is primary suite bath rebuilds. Full gut to the studs, new layout, new supply and drain lines, waterproofing, tile, glass, and lighting.

How we run a Brentwood bath rebuild

I walk the house myself. We measure the room, open the wall behind the tub, look at the water heater, and find out what the supply lines are made of. Then you get a written scope, line by line, with fixture allowances and a stage schedule tied to named milestones.

One crew works your house start to finish. Demolition, rough plumbing and electrical, inspection, waterproofing, tile, then finish. We schedule the inspections and we meet the inspector on site. You get photos at the end of each work day.

Nothing gets closed up before it is inspected. We hold the work until each inspection passes.

What we find in 1950s to 1970s houses

Brentwood carries a lot of post-war and mid-century stock, and those original baths were built small and built tight. Behind mud-set tile we regularly find galvanized supply lines choked with scale, drain lines undersized for a modern shower, a tub trap with no proper vent, and rot in the subfloor where the tub apron met the wall.

Electrical is the other one. Bath circuits from that era were commonly shared, ungrounded, and had no ground fault protection. Exhaust fans either vented into the attic or were never installed at all.

Older finishes get tested before demolition, not after. Sheet vinyl mastic, joint compound, and old floor tile are the usual carriers. Under South Coast Air Quality Management District Rule 1403, a building asbestos survey must be performed by a Cal/OSHA Certified Asbestos Consultant, and that consultant is the one who signs and certifies the report. We bring one in before we open anything on a house of this age.

Permits in Brentwood go through LADBS

Brentwood is a neighborhood of the City of Los Angeles in Council District 11. Your bath permit is a City of Los Angeles permit issued by LADBS, not a county permit. LADBS tells homeowners to confirm the parcel sits inside the City first, because a parcel that does not come up in the City system may fall outside City limits and route to a county department instead.

A straight bath remodel moves fast on paper. LADBS Information Bulletin P/GI 2026-003, "Express Permits (No Plan Check Required)," lists "Kitchen/bathroom remodel for residential buildings (no structural changes)" as express permit work. Move a bearing wall, expand the footprint, or alter the structure and the job leaves that list and goes to plan check.

Plumbing is permitted on its own. LADBS requires a plumbing permit for installation or modification of drainage systems, waste and vent systems, and potable water piping. Relocating a shower drain or repiping a wet wall is permitted work every time.

I will not promise you a permit date. That clock belongs to the City. I will tell you what we file, when we file it, and where it stands.
