Construction Support for Westside LA Real Estate Agents

Build And Decor Construction handles the construction side of your transaction. We prepare listings for market, we scope and execute inspection-response repairs inside escrow, and we give buyers a straight read on what a lot will allow before they waive contingencies. Our crews work the Westside daily: Brentwood, Santa Monica, Pacific Palisades, Beverly Hills, Bel Air, Westwood, Culver City, Mar Vista, Venice, plus Hollywood, mid-city, northeast LA, and coastal Orange County. Painting is self-performed under our own C-33, so the finish work that decides how a listing photographs stays on our own schedule. Every job gets one project lead, a written itemized scope, and a schedule built around your dates. Your client hears from us about the work and nothing else. The relationship stays yours, during the project and after it. Free on-site estimate, and a written scope you can forward the same way you received it.

Pre-listing preparation that photographs well and closes fast

A listing that shows clean carries its own momentum. Our pre-listing crews handle interior and exterior painting, drywall and ceiling repair, patching, trim and door repair, and the small punch items that read as deferred maintenance in photographs and on tour.

Painting is self-performed under our own Class C-33 Painting and Decorating classification. The crew rolling your listing works for us. That controls the sequence, the touch-ups that follow every other trade on site, and the day the house is camera ready.

We scope the whole property in one walkthrough and return a written itemized list you can forward to your seller. Your seller decides what goes in and what stays out, line by line. We build the schedule backward from the photo date and the go-live date, and we tell you at the walkthrough which items fit that window and which need a longer runway.

Typical pre-listing scopes: full interior repaint, exterior and trim refresh, drywall and ceiling repair, water stain correction after a roof fix, cabinet and door refinishing, bathroom refresh, and exterior surface cleanup before photography.

Inspection response and request-for-repairs work on escrow timelines

A repair request arrives with a deadline attached. We work to that deadline.

After one walkthrough of the flagged items, our estimating desk returns a written itemized scope: what each item involves, what correcting it takes, and how many days on site it needs. Items stay separated so the response can be built one line at a time. Attach the scope to your response, hand it to the other side, or use it to support a credit request. It is written to be read by someone who was never at the inspection.

We schedule against the contingency date. You get the turnaround commitment at the walkthrough, in writing, so you know what you can promise before you promise it. On a twenty-item report with water intrusion or unknown conditions behind a wall, we give you the honest date on site and hold it. Same-day miracles stay out of our mouth.

Common inspection-response work: water and mold restoration, drywall and ceiling repair after a plumbing correction, surface, trim, and door repair, and the paint and patch that closes each item out.

ADU and addition feasibility reads for buyers weighing a property

A buyer weighing a property usually has a question behind the question. Can this garage become a unit? Can we add a bedroom over the back of the house? Can we put an ADU in the yard and still park two cars?

We walk the property with your buyer during the inspection window and give a read on what the structure and the lot support: where an addition can land, what a second story asks of the existing framing, whether the garage conversion is straightforward or structural, and what site work a detached ADU needs. The read comes back written and in plain language, with the parts we are confident about separated from the parts that a design professional or a plan check has to answer.

Your buyer holds that before contingencies are waived. A buyer who knows what a property allows makes a cleaner decision, and a cleaner decision is a transaction that stays together through close.

    How we work with agents

One project lead. You get a name and a direct line at the first walkthrough, and that person runs the job through the final walk. The people doing the work are the people answering your questions.

Written everything. Scopes, revised items, and schedule changes go out in writing. When a wall opens up and the work shifts, you and your client see the revised scope before our crews proceed.

A cadence you can plan around. You choose whether updates go to you, to your client, or to both. Standard cadence on an active job is a written update at the end of each work week, plus a same-day note on anything that moves a date.

The relationship stays yours. Your client hears from us about their project and nothing else. When the job closes out, we close out. No marketing to your client, no list, no campaign after the fact. You built that relationship and you keep it.

We work inside your calendar. Showings, photo days, appraiser visits, and open houses come first. Send us the calendar and our crews sequence around it.
