Laguna Beach architecture sets the specification
The village grid holds original beach cottages with wood siding and single-glazed sash. The hillsides hold Spanish revival stucco, mid-century homes with exposed beams and broad glazing, and contemporary builds with smooth troweled plaster, metal fascia, and cable rail. A spec written for one of them fails on the next. Our estimating desk walks the property, identifies every substrate on the elevation list, and writes the system per substrate: alkali-resistant primer on fresh plaster, stain-blocking primer on cedar and redwood, direct-to-metal products on railings and fascia, and a topcoat sheen chosen for how the wall reads in Laguna light. Interior schedules get the same treatment, with ceiling, wall, trim, and door products selected as a set so the sheen ladder stays consistent room to room.
